Aluminium Modular Construction

Modular Homes South Africa

SteylFall™ builds modular homes on a 100% pure Hulamin aluminium chassis — fabricated in Pretoria, delivered nationwide, and engineered to outlast steel and timber alternatives on South Africa's coastlines, farms and estates.

The Method

What a modular home actually is.

A modular home is built as finished volumes in a workshop, then transported and joined on your site. Because the structure is completed under cover, the build is not held up by rain, site theft or trade scheduling — and the tolerances are far tighter than conventional on-site construction.

SteylFall™ modules are built on an aluminium frame with Isowall insulated roof and wall panels, Aqua Click floor finishes and powder-coated aluminium doors and windows. The same module can serve as a home, a guest suite, an office, a coffee pavilion or a luxury garage.

Aluminium vs Steel vs Timber

Why the chassis decides the lifespan.

Every modular home is only as durable as the frame inside it. This is how the three common South African options compare over a working lifetime.

Aluminium (SteylFall™)

Corrosion
Cannot rust — ideal for coastal and high-humidity sites
Weight & transport
Light, so foundations and transport stay simple
Maintenance
Powder-coated finish; no re-painting or rust treatment
Extending later
Bolted modular sections — extend or relocate later

Galvanised steel

Corrosion
Coating can be scratched or cut, then corrodes at the edges
Weight & transport
Heavier — larger footings and heavier lifting equipment
Maintenance
Periodic inspection and touch-up of the coating
Extending later
Modular, but welded joints make later changes harder

Timber frame

Corrosion
Vulnerable to moisture, borer and termite damage
Weight & transport
Light, but needs a moisture-managed build-up
Maintenance
Sealing and treatment on a repeating cycle
Extending later
Extensions usually mean on-site rebuild work

From Brief to Placement

How a SteylFall™ modular build runs.

01

Brief & site

You share your location, intended use and budget range. We advise on access, foundations and delivery to your site anywhere in South Africa.

02

Design & quote

We size the module — 3 × 6 m, 6 × 6 m, or a bespoke layout — and return a written quote with finishes and off-grid options.

03

Workshop build

The modules are fabricated under a roof at our Silverton, Pretoria workshop, so weather never delays the build.

04

Delivery & placement

Modules are transported and placed on the prepared foundation, then connected and commissioned on site.

Module Sizes

Start at 18 m². Extend whenever you like.

The Retreat is a 3 × 6 m (18 m²) module; The Residence is a 6 × 6 m (36 m²) full-living footprint. Because the system is modular, you can add a second module later, or lift and relocate the home if your land changes.

Modular Homes · FAQ

Modular homes in South Africa.

What is a modular home in South Africa?

A modular home is built as complete volumes in a workshop and then transported and joined on your site. SteylFall™ modules are fabricated in Silverton, Pretoria and delivered nationwide, so weather and on-site delays don't hold up the build.

Are modular homes cheaper than brick-and-mortar builds?

Costs depend on size, finishes, off-grid systems and delivery distance, but a workshop build removes weather delays, on-site waste and long trade schedules. Request a quote and we'll return a written estimate within one working day.

Why aluminium instead of steel or timber?

The SteylFall™ chassis is 100% pure Hulamin aluminium, powder-coated for coastal air. It cannot rust, host mould or mildew, and never needs re-painting — unlike galvanised steel, where cut edges corrode, or timber, which needs an ongoing sealing and treatment cycle.

Can a modular home be extended or moved later?

Yes. Modules are bolted rather than welded, so you can add a further module, extend the deck, or lift and relocate the home if your site changes.

Where in South Africa do you deliver modular homes?

We deliver nationally from our Pretoria workshop — Gauteng, the Cape coastlines, KwaZulu-Natal, the Karoo and farm or estate sites in between. Share your location and we'll advise on access, foundations and transport.
