The Method
What a modular home actually is.
A modular home is built as finished volumes in a workshop, then transported and joined on your site. Because the structure is completed under cover, the build is not held up by rain, site theft or trade scheduling — and the tolerances are far tighter than conventional on-site construction.
SteylFall™ modules are built on an aluminium frame with Isowall insulated roof and wall panels, Aqua Click floor finishes and powder-coated aluminium doors and windows. The same module can serve as a home, a guest suite, an office, a coffee pavilion or a luxury garage.

Design & quote
We size the module — 3 × 6 m, 6 × 6 m, or a bespoke layout — and return a written quote with finishes and off-grid options.
Workshop build
The modules are fabricated under a roof at our Silverton, Pretoria workshop, so weather never delays the build.
Delivery & placement
Modules are transported and placed on the prepared foundation, then connected and commissioned on site.
Module Sizes
Start at 18 m². Extend whenever you like.
The Retreat is a 3 × 6 m (18 m²) module; The Residence is a 6 × 6 m (36 m²) full-living footprint. Because the system is modular, you can add a second module later, or lift and relocate the home if your land changes.

Why aluminium instead of steel or timber?
The SteylFall™ chassis is 100% pure Hulamin aluminium, powder-coated for coastal air. It cannot rust, host mould or mildew, and never needs re-painting — unlike galvanised steel, where cut edges corrode, or timber, which needs an ongoing sealing and treatment cycle.
Can a modular home be extended or moved later?
Yes. Modules are bolted rather than welded, so you can add a further module, extend the deck, or lift and relocate the home if your site changes.
Where in South Africa do you deliver modular homes?
